Here is the intel you need to know about Short Sales – and how best to protect yourselves:
- Make sure the agent you are hiring is certified by some sort of Short Sale Organization. This will ensure they are up to date on the required training and changes in the law that will effect you.
- If the agent does not recommend you to seek council with a Tax Professional and or Attorney – Be Very Careful. Real Estate agents are not the know all – end all of everything. There are dynamics they are not able to answer “legally”. Homework needs to be assigned.
- If you have not missed any payments as of yet – Don’t let anyone talk you into missing payments in the future. You might come to find by your loan servicer that they will not even entertain your short selling proposal until you miss a few payments. This is something that needs to happen at the right time. Get the negotiation started with your Realtor and let your Loan Servicer (bank) tell you what they will and will not do. You can then decide what is right for you with regard to keeping payments current.
- Keep track of your paperwork from your bank. Keep your agent updated with every piece of mail received. Also, give your agent copies of any paperwork that was dropped at your home.
- Remember, Short Sales are your choice. No one, no clever amount of advertising, should be the reason you sell your home short. You need the facts and current rules, laws and regulations as they pertain to Short Sales.
- Final Word – A Short Sale should not cost you anything to the agent you choose to represent you. We are compensated by your Bank or Banks.
Since the collapse of the Real Estate market, there have been many companies that have sprung up as a result of the $$$ that can be made by Short Sale Representation. Just be careful and go with a Local Source. Local Real estate agents are the best choices when it comes to Short Sale and Short Sale negotiation. They will be here, still accountable, when the dust settles – years after your short sale has been completed. It is nice to be able to pick up the phone and keep your “short sale agent of choice” up to date with any correspondence received.
Track Records in Real Estate are important. When you are finding someone that only “handles short sales” and has built their entire business around them – you will want to reconsider. A Real Estate Agent, Realtor, Should be “well rounded”. Knowledge and hard work should be their mantra. They should have been here before this market, still in this current market, and want to be around after the Real Estate market recovers. When you meet with your agent of choice in their personal offices at their Real Estate company, you will get a good grasp as to how “well grounded” they are in the Real Estate Business.
