A constantly updated Resource for those of you looking for the Newest Foreclosures posted for sale in the Southern California Area.  This portal updates several times per hour with all of the REO listings.

What property types are classified as Foreclosures?

  • Bank Owned (owned by banks)
  • Investor Owned (owned by investors)
  • Flip’s (auction purchased homes that have completed the Foreclosure Process)
  • REO – Real Estate Owned (Foreclosures)
  • Pre-Foreclosures (these are not included here – but have most likely had a Notice of Default posted and are also known as Short Sales

The 6 biggest complaints by those that are attempting to only utilize the Foreclosure Listing agent’s are:

  • They told me I could only use them even though I had an agent(totally untrue – this is a breaking of the Rules that govern the MLS and Boards of realtors)
  • They wanted me to write above list price (while a valid complaint – I would want to see comparables before proceeding)
  • I met the agent at an open house that was already in escrow (this is a great question for you to ask next time you are going into an open house – make sure the house is truly available)
  • They never told me that the home was a Flip (this will cut your financing options – you need to know)
  • They told me they had already received offers (while probably true – to do this in order to create pressure on the buyer is a sin as far as The Paris911 Team is concerned)
  • The Listing agent on the Foreclosure told me that I had to utilize their Lender if I wanted the home, then I still did not win the bid (this is a direct violation to the rules – also, you can see that tricks are still being played)
